How We Price Commercial Gutter Work

Commercial gutter cleaning is not priced the same way residential work is. Four factors determine the quote on every commercial property we assess.


Total linear footage.

The full perimeter of guttered roofline across all buildings on the property. We measure this on site, not from satellite imagery.

Building access.

Story count, whether a lift is required to reach upper sections, and whether the building has occupied units that affect scheduling and access windows. A three-story building with occupied residential units and a parking structure below the drop zone is a different job than a single-story retail pad with open access.


Debris load.

Tree canopy coverage, roof type, and time since last cleaning all affect how long the job takes. A property under heavy oak canopy that has not been cleaned in two years is priced differently than a maintained property on a scheduled program.


Maintenance frequency.

One-time cleanings are priced at standard rates. Properties that move to a scheduled spring and fall maintenance contract receive per-visit pricing that runs 20 to 30 percent below one-time rates. We will explain how that works below.

Tier Pricing for Commercial Properties

Small Commercial — Single Building — Under 500 LF

Most jobs in this tier run $450 to $750.


Simpler single-story buildings with daytime access, light debris load, and straightforward access on all elevations run closer to $375. This includes single-story bank branches, veterinary offices, fast-food locations, and similar small commercial buildings where the job is clean and direct.


Complex access, heavier debris, or access restrictions push the price toward the upper end of the range. Every quote is confirmed in writing after the site walk.

Mid-Size Commercial — Multi-Building or 2 to 3 Stories — 500 to 1,000 LF

Most jobs in this tier run $850 to $1,500.



Multifamily properties with occupied units, buildings requiring lift equipment to reach upper gutter sections, and properties where scheduled tenant notification is required typically land at the higher end of this range. Multi-building campuses where crew mobilization and site management add time also fall toward the top.

Multifamily and Large Commercial — 1,000+ LF

Properties at this scale require a site walk before we can give you a number that means anything. Building count, access complexity, lift requirements, occupied unit coordination, and debris conditions vary too much at this size for a range to be useful. We do not quote large commercial properties over the phone.

Scheduled Maintenance Contracts — Most Commercial Properties Move to This After the First Cleaning

One-time cleanings get your property caught up. A scheduled maintenance program keeps it there at a lower per-visit cost.


Most commercial properties that work with CT GutterPro move to a scheduled spring and fall maintenance program after the first cleaning. Per-visit pricing on maintenance contracts typically runs 20 to 30 percent below one-time rates.
